Example of Cashflow for Investment in Croatian Villa

  1. There are already available land properties with license for building and constructions. For the purchase of the land, it is required 20% or less of the total value of the land. The contract is signed for the purpose. For example the land value is EUR 120,000, however, only 20% is paid in advance, in this example EUR 24,000. Sometimes it is possible to agree on lesser initial amount as well.

  2. The constructions and building license is applied for and it can take about 3 months. After the construction and building license has been issued by Croatian authorities, the rest amount for the land shall be paid, the communal expenses and the transfer of the land to the new owner in amount of 5%. We recommend that new owner be Croatian company held by offshore company for real estate investments. However, the new owner could be anyone. In case of investment, it is better that company owns the property so that there will be no transfer tax once such property is sold (5% transfer tax). Instead, the company will be sold, not the property.

  1. The construction and building phase begins. The first payment to the construction companies is paid after one month of the project begin, for example EUR 50,000. After about 4 months, the building is finished.

  2. In the last phase, the swimming pool and environment is constructed.

It is possible to invest just about 35% of the investment, for example EUR 140,000 and the whole investment could be sold and later financed by the purchaser, or by the local banks which offer credit with interest of 7,5% per year. The investment of EUR 150,000 could bring in 10 months about EUR 200,000. The profit is lowered for the amount of credit given by the bank of course and the interest and various commissions. The profit in about 10 months could be about 66%.

The transfer tax of 5% must be paid within 30 days of signing the final deeds of the real estate property purchase. However, such a house can be purchased through a Croatian company thus avoiding the transfer tax. The company would be organized prior to begin of the project, the house would be built and company shares sold -- without the transfer of the real property. Buying through a Croatian company is quicker as no government permit is needed and brings with it some tax benefits. Setting up the Croatian company is included in the project fee. All other fees would be included in the proposed fee structure.
